  • Full market appraisal to establish rent value

  • Advise on various tenancies available

  • Advertise the property on all the main property portals; Rightmove, Find a Property, Zoopla etc.

  • Find a tenant and negotiate the terms of lease

  • Undertake prospective tenant referencing and credit checks (Additional costs may apply)

  • Collect first month’s rent & deposit (Our fees will be deducted at this point)

  • Arrange future rent payments to be paid direct to your account via standing order

  • Arrange for drawing up of the inventory and/or schedule of condition (Additional costs may apply)

  • Prepare and arrange for the completion of standard tenancy agreement and all other document(s) where necessary

  • Advise how to arrange for the tenant to take over payment of Council Tax and utilities

  • Submit itemised initial statement of income and our costs as soon as possible after the tenancy starts

  • Advise on your responsibilities as a landlord under the proposed tenancy agreement and all legislation applicable to your property

 

Lettings & Full Management

 

In addition to Lettings & Rent Collection service, this service includes;

 

  • Dedicated team available to answer any queries and provide you and your tenant(s) with support

  • Management of the property including maintenance and general repairs up to an agreed limit of £300 (In case of an emergency, we hold the right to carry out the required repairs, even if the cost exceeds the agreed limit. The cost of repairs will usually be deducted from rental income)

  • Notify utility suppliers to inform them of the change of tenancy

  • Arrange for the inventory agent to check the property at the end of a tenancy (if necessary, we will also make any appropriate deductions from the deposit to cover the repairs, replacements or as compensation for the diminution in value of any content)

  • After the tenant vacates the property we will return the deposit (subject to any of the deductions listed above) If you or your representative(s) wish to inspect the property after the tenant has left and before the deposit is returned you must do so within seven days from the tenant leaving the property
