Our One Stop Property Maintenance Service for Landlords
Property Maintenance, Decorating, Building, Gas, Plumbing, Electrical Services For Landlords
It’s amazing how many different things can go wrong with residential rented property, from the trivial, like lost keys or a cracked window pane, to the critical, like a burst pipe or an electrical failure. That’s why it makes sense for any landlord to have one point of contact for any maintenance problem, minor or major.
Any Maintenance Problem, Big or Small !
At Metro Maintenance, our experienced and qualified workforce can resolve almost any problem – and if we can’t, we’ll know someone who can. With many years of experience and hundreds of properties under our care, there’s no problem we haven’t dealt with many times over.
Planned or Emergency Repairs
Sometimes you know non-urgent repairs will be necessary, and they can be scheduled – perhaps when tenants are on holiday, or between rentals. At other times, emergencies that need immediate attention arise.
We’re happy to work either way, planned or instant response.
It’s not difficult, nowadays, to keep a landlord in touch with work that’s needed or has been completed on residential properties. And yet, it’s surprising how few tradespeople use modern technology to do that. Our workforce has digital cameras, so we can e-mail before and after shots of repairs. And if we spot something else we think deserves attention, we’ll send you an image and a quote for attending to the problem, so that you can plan it into your own cash-flow.
Landlords require gas and electrical safety certificates under regulations dating from 1994. The inspections required to issue certificates ensure that gas appliances are installed and maintained to avoid the risks of leaks and carbon monoxide poisoning, and that electrical installations like equipment, cables, plugs and sockets pose no risk of injury or death, or damage to property. At Metro Maintenance, our staff is qualified (Gas Safe and NICEIC) to inspect gas and electrical installations, and issue the appropriate safety certificates.
With so many properties in our care, we keep our maintenance teams busy, which means we are really competitive, whether on hourly rates, or materials – we bulk buy many items, and on others we get discounted prices from our regular suppliers. That way, you get great value, as well a great service.
